This gated community in Brandon City has a number of issues that detract from its potential. The quality of the amenities is poor, with many of them being in disrepair. The pool bathrooms are the only thing that can be considered a club house, and the walking paths are uneven and hazardous. The playground has been closed for months, and the volleyball court has been missing for years. The lake access is also a problem, with thick brush making it difficult to get through. The property is also plagued by high HOA fees, ant hills, and weeds growing in the common areas. Pest control appears to be non-existent, and community events are a rarity. The gates are also poorly secured, with no lock on the walking path. Overall, the community has a lot of work to do to meet the expectations of its residents.
